Good Landlord References for Qualifying Residents

It is smart to establish a good rental history with a reputable management company. Good landlord references take a long time to establish so choosing a well-established company is important. The reason is, when a future landlord checks on your rental history an established company like ours will be there to provide a reference for you. A private, do-it-yourself landlord may not be.

Sometimes property owners hire us to simply advertise their properties, screen tenants and prepare the rental agreement. Then after the tenant moves in, the rent is paid directly to the property owner. Generally speaking, owners who utilize New Valley’s lease-only services are reputable people who would gladly give a good reference if one is warranted.

Lastly, you might be purchasing a property of your own sometime. Did you know that when you apply for a loan, lenders contact current and previous property managers to verify that the rent was paid in a timely manner and took care of the property? Why do you think they do this? Because it’s an excellent way for them to find out if you’d be a good risk for a loan.

Comprehensive and Equitable Rental Agreements Protect Both Owners and Tenants

It is possible to rent a property without a written rental agreement. It happens all the time. And, yes, verbal contracts are legal. But if what each party expects from each other has not been put into writing, well, anything can happen. Without a written agreement, there is no proof of what the rent will be, how long the term of residence will be. What happens if the rent is late? What is the late fee? Who is going to pays the utilities? Who is responsible when something breaks? Who takes care of the landscaping?

Our rental agreements have been written so that there is no misunderstanding which party is to do what. This eliminates conflict and misunderstandings.

Pre-Move-In Property Condition Documentation

Without a doubt, the issue which causes most tenant/landlord disputes is whether a property was left in the same condition it was when the tenant moved in. The horror stories about tenants being charged for non tenant-caused damages or cleaning are rampant. To protect our residents as well as our owners New Valley thoroughly documents our properties before each resident moves in. Residents are encouraged to do their own documentation. The condition of the property when the tenants took occupancy is now well-established and the likelihood of a dispute has been greatly minimized.

When we take a new property to manage, we expect the owner to professionally clean the carpets, professionally clean the unit, make sure the landscaping is in excellent condition and that all property components are in good working order. Our quest is to keep the property in excellent condition from tenant to tenant thereafter. This cannot be done without excellent documentation and cooperation from our owners and residents.

We welcome reports of maintenance issues. We’d much rather catch small problems before they escalate. We also perform interim property condition surveys which give residents a wonderful opportunity to report (and actually show us) maintenance items which may need attention. These surveys are performed six months after initial move-in and annually thereafter, if needed.

Tenant Frequently Asked Questions

What is the process for securing a home and what are the move-in costs?

You must submit a completed rental Application along with a $35 per person credit check/processing fee. Married couples with joint credit pay one $55 fee.

We are looking for applicants who have:

  • Good credit
  • Good landlord references
  • Job stability
  • A verifiable monthly income of three times the rent

You may view and print an Application Form and our complete Rental Criteria Form. After you print these two forms please fill them out, sign them, and mail or bring them to our office. Please note, applications will not be processed without payment of the processing fee.

Once the property owner has approved your Application, a security deposit (usually an amount equal to one month's rent), is collected. Once received this deposit holds the property for you. No property will be held beyond two weeks once it is ready for occupancy. Rent begins on the start date of your agreement.

 

How long are your leases?

Because our rental market is seasonal - if your starting month is between April and September a one-year lease is generally required.

 

Do you allow pets?

Many of our properties will accommodate pets, however, the owner of each property makes the final decision whether or not to accept a specific pet or combination of pets. If approved an additional deposit will be required.

 

What happens after I move in?

Prior to your taking occupancy a member of our staff will have conducted a thorough pre-move-in review of the property. We expect you to notify our office immediately should any component of the property mal-function or require maintenance. At the end of your occupancy, the move-in documentation (with any accompanying photos) will be compared to your move-out review and used to settle your deposit accounting. Because we pride ourselves on the cleanliness and excellent condition of the properties we manage, we expect our residents to leave them in the same condition as received (less reasonable wear).

We will be there for you throughout your occupancy. We are on-call for you 24 hours a day, 7 days a week - including holidays. Contact Us
